Port of Benton Sells Commercial Property in Benton City

The Port of Benton recently announced the sale of its commercial property located at 231 Dale Avenue in Benton City, Washington. This transaction involves the former Subway restaurant building. Daren and Staci Cazier are the new owners of the property. The sale price was $350,000.

This sale marks a significant step for the Port. It returns the property to private ownership. This action supports the Port’s mission of promoting local economic development. Additionally, it will generate new tax revenue for the community.

Property History and Previous Use

The Port of Benton acquired this specific parcel in 2017. The Subway restaurant continued to operate there for several years. However, Subway closed its doors at this location in early 2022. Following the closure, the Port utilized the empty space. It served as a vital training facility for the Benton County Sheriff’s Department. Local fire departments also used it for training exercises.

Port Executive Director Brad Frazee explained the Port’s role. “When the previous business closed, we stepped in,” he said. “This kept the property productive. It also allowed us time to find the right private buyer.” Frazee emphasized the Port’s goal. They aim to transition properties back into private hands quickly. This approach supports community growth and economic vitality.

New Ownership and Future Plans

Daren and Staci Cazier have exciting plans for their new acquisition. They intend to transform the building into a modern coffee shop. The new business will feature a drive-thru service. This will offer convenient access for residents and travelers. There is also potential for a deli service in the future. This would further expand their offerings.

The Caziers expressed enthusiasm for their new venture. “We are excited to bring a new business to Benton City,” Daren Cazier stated. “We believe a coffee shop with a drive-thru will be a great addition. It will serve the community well.”

Brokers and Transaction Details

Several professionals facilitated the property sale. Joe Kelly represented the Port of Benton. He is a broker with Kiemle Hagood. Meanwhile, Bob Thornton from EverStar Realty represented the buyers. Both brokers played key roles in ensuring a smooth transaction. The deal was officially recorded in December 2023.

Impact on Benton City

This sale is expected to positively impact Benton City. The new coffee shop will create local jobs. It will also provide a new amenity for residents. Furthermore, the return of the property to the tax rolls benefits municipal services. This aligns with the Port’s broader economic development strategies. Their efforts focus on fostering a dynamic local economy in the Tri-Cities area.

Port of Benton Commissioners approved the sale unanimously. This action underscores their commitment to smart growth. They prioritize strategic investments that benefit the entire community. The new coffee shop will enhance local commerce and provide a fresh start for the key commercial location.
